We focus on high-end renovations and extensions to architecturally significant or quality residential homes, including whole-home transformations, first-floor additions, kitchen and living zone overhauls, and finely detailed interior and joinery work. We don't do volume work; every project gets our full attention.

How much does a high-end renovation typically cost?

For quality renovations in Sydney, expect $3,500–$5,000/m² as a starting point, with luxury or complex projects reaching $7,000+/m². We'll give you honest cost guidance early so there are no surprises.

Will I need council approval?

It depends on scope. Internal changes often qualify as Exempt Development, while additions, structural work, or heritage-affected properties typically require a CDC or DA. We'll assess your project and guide you through the approvals process.

Can I stay in my home during the renovation?

Sometimes, yes. It depends on the scope and staging of work. We'll be upfront about what's realistic and plan the build sequence to minimise disruption where possible.

How long will my renovation take?

A major renovation or extension typically runs 3–9 months depending on size and complexity. We provide a detailed program before work starts and keep you informed throughout.

What's included in your contract, and are there hidden costs?

We use fixed-price contracts with clear inclusions. Any provisional sums or PC items are flagged upfront and explained so you understand what's locked in and what may vary.

How do you manage subcontractors and quality on site?

Sam is hands-on throughout every project. We work with a trusted, vetted network of trades, the same people project after project, which means consistent standards and genuine accountability.

Should I have plans and a builder, or an architect first?

Ideally, you engage an architect first for complex renovations. We work collaboratively with architects and can help facilitate introductions if you don't have one yet.

How do you handle variations or changes mid-project?

Change requests are managed through a formal variation process. You'll always see the cost and timeline impact in writing before we proceed. We don't spring surprise invoices.

What should I have ready before approaching a builder?

Even a rough scope, some reference images, and a sense of your budget is enough to start a conversation. The earlier you engage us, the more value we can add to your planning.
