New Build Process.
From plans to keys.
We build custom architect-designed homes from the ground up, pairing proven project discipline with hands-on craftsmanship. Planning, consenting, construction and handover are managed under one accountable team, to a fixed scope and a clear cost structure agreed before work begins.
We build across Sydney, working primarily in the Eastern Suburbs, Lower North Shore, Inner West and Northern Beaches.

Our new build clients are typically working with an architect on a custom-designed home and need a builder who understands how to bring that vision to life without compromise. We work across Sydney and its surrounds, taking on residential projects throughout the greater metropolitan area.
What's included.
We provide full project management from plans to handover, coordinating all trades and subcontractors so you don't have to. You'll receive regular client communication throughout the build, and we maintain careful attention to architectural detail and finish quality at every stage.

What makes a DUOSTRUCT new build different from a project home?
Every home we build is architect-designed to your brief. There are no standard plans, no volume-build shortcuts. You get a home that's been thought through from the ground up, with proven project management and hands-on craftsmanship at every stage.
Do I need an architect before approaching you?
Not necessarily. We can work with your existing architect, help you select one from our network, or advise on the right approach for your project. We're involved early, which tends to result in better outcomes.
How much does a custom new home cost in Sydney?
Custom builds in Sydney's premium market typically start from $4,000–$6,000/m² for a high-quality result, with architecturally complex or highly specified homes well above that. We'll give you honest benchmarks early in the process.
What's the end-to-end timeline for a new build?
From first conversation to handover, allow 18–36 months depending on site complexity, council approvals, and design scope. We provide a detailed construction program once contracts are signed.
What approvals will I need?
Most new builds require a Development Application (DA) or Complying Development Certificate (CDC), plus a Construction Certificate before work starts. We'll walk you through the full approvals pathway for your specific site.
How do you manage budget certainty through the build?
We use fixed-price contracts with clearly defined inclusions, and we engage in detailed pre-construction planning specifically to avoid cost blowouts. Where estimates are required (e.g. imported materials), we'll flag them clearly.
Who will be managing my project day to day?
Sam Evans personally oversees every project. You'll never be handed off to a site manager you've never met. We're a boutique operation and we operate that way by design.

We build across Sydney's Eastern Suburbs, Sutherland Shire, and North Shore.
Can you work with my interior designer or other consultants?
Absolutely. We're experienced at collaborating with architects, interior designers, structural engineers and landscape designers. A well-coordinated consultant team makes for a better build.
What does the handover process look like?
We do a thorough defects inspection and walkthrough with you before handover. You receive all warranties, documentation and certifications, and we're available post-completion to address anything that arises.
